Planning consent secured for 92 new homes in Lambeth

Turley provided expert Economics services to Pocket Living, who has secured planning consent for a new housing scheme of 92 homes to be delivered in partnership with the London Borough of Lambeth on a 0.53 ha site.

The homes will be developed on the currently underutilised Leigham Court Road site, comprising a car park, former synagogue and abandoned bowling green, and demonstrates once again why Pocket Living is one of the capital’s leading developers at unlocking challenging brownfield sites to provide affordable homes.

The scheme, designed by Bell Phillips, will comprise of four buildings in total. Three are in a range of storeys up to six providing residential accommodation, with a standalone community and commercial use building, along with associated landscaping, blue badge parking and bicycle storage.

Of the 92 new homes, 50% will be designated as affordable by unit number and comprise 15 social rent and 31 discount market rent homes. The remainder have been designed for a model of market rent unique to Pocket Living.

The decision to resolve to grant planning approval for the scheme was taken unanimously by members of LB Lambeth’s Planning Committee following an intensive design collaboration process and continues to demonstrate the benefits of public-private partnerships, especially for local authorities and SME developers.

This latest development builds on Pocket Living’s 20-year track record of delivering innovative, design-led, affordable homes for middle-income Londoners. It also continues Pockets growth into the rental sector, who have now delivered three rental schemes in the last 18 months in London.
